Full Description
Capturing your imagination from the moment you arrive, quintessential wrought iron railings and a monochrome tiled path lead to a canopied entrance where a bright yellow door lends a playful pop of colour. From the window shutters and column radiators to the considered interplay of the lower ground floor with the garden, every aspect of this home demonstrates an exquisite attention to detail.
Step inside and you’ll find the warming tones of wood floors that flow throughout guiding you from the hallway into a beautiful double aspect reception room with sash bay windows. Subtle cornicing and pictures rails wrap-around the notable dimensions, a wide archway gives delineation to the space, and a duo of picture perfect period fireplaces are paired with sympathetically chosen star tiled hearths. Designed to give a hugely natural flow, the exceptional living accommodation continues downstairs where a sitting room adds a peaceful retreat with timber framed bi-fold doors that connect you with the garden. With its own street entrance, a superb kitchen/dining room is fully fitted with a wealth of Shaker-style cabinetry topped with solid wood countertops and housing a range cooker. Maximising the space, a matching central island has a butler sink and space for a washing machine, while the French doors of the dining area allow daily life to filter outside.
Versatile to yours needs, three equally impressive bedrooms pepper the ground and first floors. Further fireplaces lend ample charm to two, while behind stained glass doors a simply sumptuous family bathroom sits beneath a roof lantern offering the height of luxury with a roll top bath and glass framed waterfall shower.
Outside
Framed by vine covered fencing, an easy to maintain rear garden offers space to relax in the summer sun. Brick tiled patios unite each room and are ideal for barbeque and al fresco drinks, while at the front of the property a door from the kitchen makes it easy to step outside for a morning coffee.
The quiet road is lovely, wonderful neighbours who look out for one another, many of whom are residents of longstanding. The proximity to Preston Park station is a huge bonus, making it very easy to commute. Equally, for shorter hops, there are frequent bus services into all parts of Brighton and Hove within a 5 min walk from the house. with a good selection of pubs, coffee shops and cafes close by, we especially love Tivoli café, plus of course Preston Park itself, which is perfect for dog walking, or just relaxing and people watching, in the sunshine. We have loved relaxing in our special bath, looking up at the stars, and peaceful morning coffee with the doors wide open bringing the garden in, even on a rainy day.
