From the stained glass windows, wood floors and fireplaces to the contemporary kitchen/dining room and idyllic landscaped gardens, this is a fabulous example of a fluid and versatile family home.
With its beautiful stained glass window, the elegant hallway instantly hints at the charm and character that flows throughout. The warm tones of its wood floor extend into two simply stunning receptions rooms that combine to generate a magnificent space in which to relax and entertain. Graceful yet hugely homely, their duo of distinguished fireplaces add exceptional focal points and the rich heritage red colour scheme lends a vibrant contrast to the crisp white picture rails and cornicing that wrap-around the high ceilings. Bay windows allow natural light to tumble in and French doors make it easy to step out into the garden, while wide central doors allow you the option to have an open plan layout or two distinctive rooms.
Equally impressive, the triple aspect kitchen/dining room is undoubtedly the heart and hub of the house. Brilliantly designed for both family meals and entertaining friends, its fluid design creates a seamless connection with the garden via double aspect timber framed doors. The contemporary kitchen area with its central island and glazed roof is supremely well-appointed.
The wood floors and period charm continues upstairs where five bedrooms pepper the first and second floors and include a marvellous main bedroom with an en suite shower room. Three further bedrooms share a modern family bathroom, while a fourth has an en suite shower room of its own. Brilliantly large, an extensive eaves/loft space has an enviable amount of storage.
Step out from the kitchen/dining room into a wonderfully landscaped garden that’s a fabulous oasis. A heavenly escape from the world outside, its paved patio is ideal for al fresco dining and a wealth of mature palms and shrubs in raised sleeper beds perfectly frame an Astroturf lawn with a timber arbour.
At the front of the house high hedgerows add privacy to the classic red brick facade with its charming arched doorway and bay windows, while a brick paved hardstanding has off-road parking space for 2 cars.
Located for all that Brighton and Hove has to offer, a leisurely stroll straight down Sackville Gardens takes you directly to the seafront, beach and promenade, while the bustling café culture, shops and restaurants of Church Road, Portland Road and Poets Corner are all easily accessible.
This is a wonderful family home with plenty of scope to add ones own stamp. Definitely one to not miss out on!!
What the owner says....
We have lived very happily in Rutland Gardens for almost two decades and brought up two children until adulthood here; needless to say the goodbye will be emotional, but I know the next family who live here will enjoy this beautiful family home and all the wonderful amenities that are close by. The sea is about a five minute walk away and many varied local shops are on the doorstep. The local schools and parks have been marvellous and the neighbours are equally so.
We wish you as much happiness in this wonderful Victorian home with all its obvious history, as we have experienced.
